- TGC is appointed as tenant broker and an accommodation brief is formulated in consultation with an internal project team.
- TGC will compile a report of all available options in the market that matches the brief and provide commentary on the suitability of these options.
- The most suitable premises will be short-listed and inspected and space planning performed to ensure satisfaction of the brief and the efficient utilisation of space.
- Leasing proposals will be called from the preferred options. The client performs financial and non-financial analysis in conjunction with TGC to determine the preferred location.
- The process of offer and counter offer is conducted and suitable terms and conditions are agreed between the parties and can be commercially documented via an executed lease.

SUBSTANTIAL SAVINGS
Tenants may elect to formally engage what is known in the industry as a Tenant Representative which typically charges a fee directly to the tenant to provide advice. Alternatively, TGC Broker Services provides the same comprehensive advice in its capacity as broker but instead sources its fee direct from the building owner’s leasing agency allowance.
Our Fee Structure
As per accepted industry practice, the appointment of TGC as broker comes at no cost to you, as our fee is sourced direct from the building owner’s leasing agency allowance.
If you elect to stay in an existing location TGC does not charge a fee for its service, unless TGC is engaged to provide a specific additional advisory capacity that was agreed between the parties at the time of formulating the brief.
